General Living Etiquette

Avenue South Residence is a large, multi-tower community. Residents share facilities and spaces that depend on mutual respect and responsible conduct.

Do

• Keep noise to a minimum, especially after 10 PM.

• Close doors and windows gently; avoid dragging furniture late at night.

• Supervise children and guests in common areas.

• Dispose of household waste properly and use designated refuse chutes.

• Keep corridors, stairwells, and lift lobbies clear at all times.

Don’t

• Hang laundry or personal items outside windows or balcony rails.

• Leave trash bags, shoes, or bulky items along corridors.

• Conduct private gatherings that disturb other units.

• Feed stray animals around the estate.

Renovation & Maintenance (Guidelines, subject to changes and confirmation from MCST)

Renovation activity is permitted Monday to Friday, 9 AM – 5 PM only.
No works are allowed on weekends or public holidays.

Permits are required before works and deliveries commences.

Rules

• Submit renovation applications and contractor particulars to the Management Office before any work starts.

• Contractors must display authorization passes and register daily at the guardhouse.

• Noise-producing works (drilling, hacking, cutting) should be limited to 10 AM – 4 PM.

• Clear debris and ensure lifts and common areas are protected with padding or covers during transport of materials.

• Residents are responsible for any damages caused by contractors.

Deliveries & Move-In / Move-Out

• Book lift padding and schedule large deliveries or moves at least two working days in advance with the Management Office.

• All delivery personnel must register with security.

• Avoid peak hours (7–9 AM and 6–8 PM) for bulky deliveries to reduce disruption.

• Remove packing waste immediately after delivery; do not leave it in lift lobbies or refuse rooms.

Use of Facilities

• Book BBQ pits, function rooms, and sky gardens via the resident portal or Management Office.

• Keep volumes moderate during use; end all events by 10 PM.

• Glassware is prohibited in pool areas.

• Return furniture and equipment to original positions after use.

• Pets are not allowed within pool decks or gyms.

Parking & Access

• Park only in designated lots. Do not obstruct driveways, ramps, or visitor lots.

• All visitors must register their vehicle with the guardhouse.

• Do not use resident access cards for non-residents.

Safety & Security

• Keep main doors and windows locked when away from home.

• Report suspicious activity immediately to the security post.

• Do not tamper with fire-safety equipment or block emergency exits.

• In case of power or water issues, notify the Management Office rather than engaging external contractors.

However, all buyers’ visits are to be by appointment only due to enforcement of crowd control measures. All visitors/agents/brokers will be strictly denied entry without proper face masks and adhereance to applied safe distancing measures. Do not visit Avenue South Residence Showroom if you are feeling unwell or been overseas the past 14 days.
